How does purchasing a property from your site work?

If you’ve ever worked with a mortgage company, you know that the word “financing” really means “giant mountain of paperwork.” The beauty of an owner-financed land deal is that the process is streamlined and easy, with just a few places to sign. This is what you can expect when you close a land deal with us:
 
  • Pay the “Reserve Now” deposit:  Once you click “Reserve Now” on the property of your choice, we’ll start the paperwork.
  • Give some basic information: We’ll need your name, address, phone number, and email address to prepare the paperwork.
  • Sign the Land Contract: This is the document that lays out the exact payment terms of our deal, including the base monthly payment, the taxes, penalties for failure to pay, and any other terms we agree to.
  • Start enjoying your land!
You can be a landowner with no banks, no credit checks, and no hassles. It really is this easy.

Are their any hidden fees when buying land from you?

We will always be completely transparent prior to any down payment or full cash payment!

Typically there will not be any hidden fees. However, things can change depending on the deal type. Here are some fees you might expect:

  • Cash Payment: The only fees that you could possibly see when making a full cash purchase for land would be a portion of closing costs with the closing/escrow company. There are three options here:
  1. Buyer and Seller split the closing/escrow costs.
  2. Seller pays the closing/escrow costs.
  3. Buyer pays the closing costs.
  • This will all be negotiated on a deal-by-deal basis.
  • As mentioned earlier, these costs would be made clear prior to any exchange of money.
  • Financed Deal: In a seller financed deal, the buyer will be responsible for property taxes during the time of the loan and there will also be a small transaction fee ($5 – $10) to use our online payment platform.

Are you a real estate agent?

Best Coast Estates, LLC is a land investing company and we own all the land we are selling. We are NOT real estate agents and therefore, we do not charge real estate commissions. 

This is GREAT news for the buyer as most real estate agents specializing in land sales charge 10% commission on top of the purchase price.

Why are your properties so cheap?

At Best Coast Estates, we believe in providing land at a very affordable cost.

Through our extensive upfront property research and acquisition process, we are able to negotiate and buy properties well below market value.

This allows us enough wiggle room to sell properties below market value as well and still turn a profit. 

This way we can create WIN-WIN scenarios for our buyers and for us.

How do I know if this is a safe way to purchase property?

The internet is a wonderful thing. It allows us to run our business and match buyers with their dream properties virtually.

However, in our modern age, the internet is unfortunately a haven for internet scammers and fraudsters. 

When dealing with Best Coast Estates, you can be 100% certain that every transaction is done legally and by the book.

When completing a cash purchase with us, we always use a certified tile/closing/escrow company to ensure the deal is transacted safely and all parties receive what is promised in the purchase agreement.

When completing a purchase through our seller financing, we utilize legally enforceable contracts to ensure all parties are in agreement and recieve what is promised. We will always give the buyer enough time to have all contracts reviewed by a real estate attorney to ensure the contracts are legally binding and safe!
